Fairpro 2018 to set stage for builder-customer interface

Confederation of Real Estate Developers' Associations of India (Credai), an apex body of private real estate developers associations, will organise a three-day exhibition showcasing real estate projects across the city from Friday at Hotel Sangam here.

Titled Fairpo 2018, the exhibiton will see about 20 builders putting on display over 30 projects, including flats and individual houses, priced between Rs 20 lakh to Rs 1 crore in two dozen stalls. The event will exhibit miniature models of upcoming and completed projects, said officials.

The programme is expected to create a platform for Credai builders to market their projects and set a stage for customers to meet multiple builders across the state to analyse the available real estate project works.

"Properties worth over Rs 225 crore, including twin bungalows, individual flats, and independent houses in the city and suburbs will be showcased in the Fairpro 2018 expo.

Officials from six banks will set up stalls offering home loans on concessions," said Credai chairman S Anand, Trichy.

Organisers said that all projects to be displayed in the exhibition have been given approval by banks and finance institutes, making it easy for the investors to get their loans sanctioned.

"Real estate prices have bottomed out and the interest rates are at an all-time low. This is the best time for buyers to buy constructed and in-progress properties at affordable price," said Credai Trichy chapter president P Ravichandran.

A subsidy of Rs 2.5 lakh for eligible home buyers will be available for the costumers attending the exhibition under Pradhan Mantri Awas Yojana (PMAY), a credit linked subsidy scheme.

Property fair to be held in city

The fifth edition of Fairpro, a property fair hosted by the Confederation of Real Estate Developers Associations of India (CREDAI), Tiruchi, will open in the city on Republic Day.

“Real estate prices have bottomed out and so have interest rates on home loans. Hence, this is the right time to buy property,” said P.Ravichandran, President, CREDAI, Tiruchi, at a press meet here.

“Prices of raw materials such as steel, cement and sand have gone up steeply in recent months, pushing up construction cost by up to 15%. Real estate developers also have to comply with new regulations under the Real Estate (Regulatory and Development) Act, 2016, and this again will push up the cost. So, this is the best time to buy ready-to-occupy or under construction properties at old rates,” Mr. Ravichandran said.

He said CREDAI was waiting for changes it had sought on development control rules. “Though the Centre is seeking to give a push to affordable housing, we are hoping steps will be taken to keep raw material costs under check.”

S.Anand, Chairman, Fairpro 2018, said that more than Rs. 225 crore worth of properties, including twin bungalows, individual flats and independent houses in the price range of Rs. 20 lakh to Rs. 1 crore would be showcased at the three-day fair.

About 20 builders would participate in the fair. Seven banks and financial institutions would also set shop to offer spot sanction of loans.

The expo, to be held at Hotel Sangam, will be open from 10 a.m. to 8 p.m. from January 26 to 28.

Build Rock expo opens

The 36th edition of Build Rock, the annual exhibition of building materials of the Builders’ Association of India (BAI), Tiruchi, is back in the city this weekend.

‘Build Rock – 2017,’ inaugurated on Friday by District Collector K. Rajamani at the Makkal Mandram in Thillai Nagar, features 81 participants from the real estate, construction and building materials sectors from all over the country.

“We are hoping to give the public more information on what is available in the market when it comes to constructing a commercial or domestic building,” A. Nazrudeen, Chairman, Build Rock – 2017, told The Hindu . “The stalls will be catering to both the layman and trader equally, ” he added.

Artistic laser cutting of stainless steel, mild steel, aluminium, brass, composite materials, veneer and wood is among the newer technologies on the block that is being showcased.

Lifts for domestic and commercial use are being showcased.

Notable among these is the staircase lift, which allows physically handicapped people to negotiate upper floors with ease.

Among the other exhibitors at Build Rock – 2017 are vendors of laminated wooden doors, roof tiles, water treatment plants, kitchen fittings, and demolition services.

Banks and real estate companies are also participating.

The exhibition is on from 10 a.m. to 9 p.m. and is scheduled to conclude on Monday, December 25.

The Tamil Nadu Slum Clearance Board (TNSCB) has begun the process of handing over tenements constructed at Sengulam Colony here.

New tenements have been constructed at the same site after demolishing the old structures, which were built in 1964.

The TNSCB officials had to work overtime to convince the families to vacate their houses. Some of them were forced to leave their houses. It took about two weeks for the officials to take control of about four acres of land, where the old tenements were located, in April 2015. Shortly after this, the TNSCB began construction work at the same site to build new tenements for the old beneficiaries.

A total of 685 tenements have been constructed at the site at an estimate of ₹42 crore. The total plinth area of each house is 350 square feet. Each house has individual electricity, water, and underground drainage connection. Ten percent of the total area has been kept for setting up park and playground. Besides new roads, storm water drain provision has also been made at the colony.

Chief Minister Edappadi K. Palaniswami inaugurated the new tenements at the MGR birth centenary celebrations held in Tiruchi recently.

S. Suresh, Executive Engineer, TNSCB, Tiruchi, told The Hindu that the process of formal handing over of houses to the beneficiaries had begun. All 390 beneficiaries, who were identified as original allottees and their legal heirs, were given allotment orders. As demanded by them, they were allotted houses in the blocks where they lived. Some of them had already occupied their houses.

The Board received several applications for allotting remaining houses. Besides the original allottees, some 280 families were living on encroached space at the old tenements when they were razed down in 2015. The applications submitted by them were under consideration.

Mr. Suresh said there had been issues over providing UGD connections, but all of them were solved. The Board paid the UGD deposit and property tax to Tiruchi Corporation on behalf of the beneficiaries.

The company was founded by Pothala Vinyl Reddy and Laxmi Narasimha in 2016. It offers micro stay services based on ‘pay as one uses’ model at poshtels to short-stay travellers. The startup currently has its properties in Hyderabad and Tirupati.

The startup aims to cater to travellers specifically shoppers who require few hours to freshen up. The startup’s poshtels also provide safe lockers and food services.

It has plans to roll-out Freshup services across the country within two years.

]The upcoming properties in Chennai, Coimbatore and Tiruchy will be based on the metro-poshtel model, whereas Madurai, Velankanni, Kancheepuram, Tiruvannamalai and Shirdi will be based on the pilgrim centres model.

So, Far, more than 3500 Houses Constructed/Under Constructed including the above project at various Locations in the city worth over Rs 500 Crores Combined

Significant among them are 2 Tall Govt Structures at

1) Vannarapettai----8 Floored(G+7) Apartments in 5 Blocks

2) TVS Tolgate-------10 Floored (G+9) Apartments in as many as 10 Blocks
