1) TN Housing Board Starts Construction for the G+7 Floored Apartment Complex in 5 Blocks of 8 floors(G+7) each at Vannarapettai

With a view to provide affordable housing for all residents, the district administration has planned to construct around 70,000 houses as apartments and individual structures in the district by 2022.

After inspecting ongoing construction of a seven-storey apartment house at Vannarapettai area in the city on Friday, district collector K Rajamani said,

"The stake holders surveyed that around 70,000 houses would be required to be constructed to make everyone own a house in the five-year plan.

We are working towards ensuring house for all by 2022 as announced by the central government."

The collector added that the upcoming building at Vannarapettai would be the second tallest government-provided apartment building in the state after the one at Chennai.


The Tamil Nadu slum clearance board, one of the stake holders which took part in the survey, said that the city required 24,000 apartment houses and 46,000 houses under beneficiary led construction (BLC) scheme.

"We conducted the survey for the requirement of the houses based on the demand, suggestion of the city corporation and the request of the people for the land title. Out of the 24,000 houses, the construction of the 1,000 houses is going on. Under the BLC scheme, around 6,000 houses will be constructed by this year. We have planned to complete a total of 16,000 houses by this year. We will work to complete all houses by 2022," said executive engineer of TNSCB, Trichy, S Suresh.

Under the Prime Minister Awas Yojana (PMAY) scheme, the construction of the highest government-provided residential apartment got underway at Vannarapettai.A total of 384 residents without home and from the economically weaker section will be benefitted.

Each house will be constructed on 402.96 sqft at the estimated cost of Rs 32.31 crore on a total area of 0.6805 hectares.

Suresh also pointed out that a three-floor apartment with 685 houses has already been constructed at a cost of Rs 46.35 crore at Peechankulam in Palakarai area in Trichy. The apartment is ready for inauguration and the houses will be handed over to the beneficiaries who are residing in damaged houses in the same area, he added.

On the durability of the apartment houses, collector Rajamani said that there was no contractor involved in the project and the apartments would last for nearly 40 years. "The quality of the construction will not be compromised. The homeless people can make use of the schemes which give full grant or subsidy for the construction of the houses," he said.

About 70,000 urban homeless poor and families from weaker sections without permanent houses would get affordable houses in Tiruchi over the next five years under the Prime Minister’s Housing for All Scheme.

The requirement was assessed based on a demand survey and also applications received from the needy. The demand would be fulfilled by 2022, said Collector K. Rajamani here.

Speaking to reporters after inspecting a Tamil Nadu Slum Clearance tenement for urban poor coming up at Vannarapettai in the city on Friday, Mr. Rajamani said the Tamil Nadu Slum Clearance Board (TNSCB) was engaged in executing the Housing for All project in municipalities and corporations. Apart from construction of tenements for homeless poor, subsidy is provided under another component of beneficiary-led construction wherein the benefits already own land but do not have a proper house.

The TNSCB is currently building about 384 apartments at Vannarapettai at a cost of ₹32.31 crore for people from economically weaker sections.

Each of the flat would have a plinth area of 402.96 square feet. For the first time outside Chennai, the apartment blocks are built in blocks of ground plus seven floors. The apartments would have elevators, apart from other amenities. The houses would be built within 18 months.


The cost of each apartment was ₹6.50 lakh and beneficiaries are required contribute ₹2.50 lakh. To help beneficiaries, ₹2 lakh is arranged by way of bank loans and they need to contribute only ₹50,000 by themselves.

This apart, about 685 apartments built at a cost of ₹46.35 crore at Peechankulam in the city was ready to be handed over to the beneficiaries.

The apartments were built to replace older tenements which have suffered damages, having been built in 1962-63 by the Tamil Nadu Housing Board.

Construction of another 512 more apartments in ground plus three floor blocks at Nagamangalam MGR Nagar was nearing completion. The project was sanctioned at a cost of ₹32.78 crore.

Similarly about 160 old houses built at Duraisamypuram by the TNSCB in 1996 were demolished and construction of new houses was under way at a cost of ₹10.32 crore.

All necessary basic amenities were being provided for the tenements. Works on construction of 64 apartments at Jailpettai, at a cost of ₹8.05 crore, is set to begin soon.

A proposal for construction of 528 apartments at Irungalur at a cost of ₹38.58 crore has been forwarded to the government.

Work on construction of 1,294 houses under the beneficiary-led construction component, were under progress in different parts of the city. About 101 houses in Manapparai municipal limits, 172 in Thuvakudi and 66 in Thuraiyur were under progress, said Suresh Kumar, Executive Engineer, TNSCB, Tiruchi.

Construction of Phase-2 of SIS Acropole with 14 Floors has been Completed last week

CREDAI gets new president

P. Ravichandran took over as the new president of the Tiruchi Chapter of the Confederation of Real Estate Developers Associations of India (CREDAI) here on Monday.

S. Anand, vice president, I. Shajahan, secretary, and R. S. Ravi, treasurer, also took charge for the 2017-18 term at a function held here in the presence of N. Ravichandran, Special Officer-cum-Corporation Commissioner and Paraman Pachaimuthu.

Speaking on the occasion, the new president, Mr. Ravichandran, observed that the rules and regulations for the construction industry in Tamil Nadu differed from city to city and called for uniform regulations.

“We have made our suggestions to the government. We have also sought a single window system for clearances,” he said.

He also observed that the Real Estate ( Regulation and Development ) Act 2016 will have a negative impact on small and medium builders.
